October 2026 β’ A quick recap from your HOA Board
Hi neighbors,
Here's a quick recap of what the Board covered at our meeting on October 7, 2026.
π Key Decisions
Courtyard Privacy Fencing: The quote for courtyard privacy fencing has been sent to the management company to get ordered β once it's placed, we'll arrange installation.
Courtyard Entrance Gate: The courtyard entrance gate has been ordered and should be installed in November.
Building 1 Repairs Approved: The Board approved $8,500 for limestone repair and tuckpointing on Building 1.
Property Management Interviews: The Board is beginning formal interviews with property management candidates this week.
Community Style Guide: Work is underway on a community-wide style guide β approved materials and colors for doors, windows, signage, and trim β so there's a clear standard for what's allowed building by building.
π° Dues & Finances
This month's financials were reviewed and approved by the Board, with a few remaining items being cleaned up ahead of the transition to new management.
π οΈ Maintenance & Projects
Building 1 Masonry: Brick and masonry work on Building 1 kicks off late October into early November.
Power Washing: Power washing has been moved from this fall to next spring.
Sprinkler Winterization: Sprinkler system winterization (the seasonal "blowout") is being scheduled now.
Siding Repair: The previously reported siding issue has been fixed.
Building 1 Final Notices: Final notices went out in September for outstanding Building 1 upkeep items; units that didn't complete repairs by the deadline will have the work completed professionally, with those costs billed to the owner.
π What's Coming Up
Property management interviews begin this week.
Building 1 brick/limestone work: late Octoberβearly November.
Courtyard entrance gate installation: November.
Sprinkler blowout: date to be scheduled.

Residents asked for a clearer, written set of community standards for keeping buildings looking their best β for example, making sure awnings are cleaned up before big summer dates like the 4th of July. The Board is working on putting together a simple seasonal checklist so expectations are clear for everyone.

September 2026 β’ A quick recap from your HOA Board
Hi neighbors,
Here's a quick recap of what the Board covered at our meeting on September 2, 2026.
π Key Decisions
Courtyard Refresh: New privacy fencing between the units that share a patio will be installed within the next 30 days, along with a brick ledge. Arborvitae trees have been installed for extra privacy, and next year we will begin shaping them to form a hedge wall.
Snow Removal Contract: We've signed a one-year contract with Snell for snow removal this winter β plowing, salting, and shoveling of walkways and entrances (salt will be kept off brickwork).
Building 1 Fines Waived: Building 1 door and awning fines have been waived, but repairs still need to be completed within 14 days.
Building Captains: We're rolling out Building Captains β a point person for each building to share concerns, ideas, and updates with neighbors. Building leads: Kelly Tobbe (Bldg 4), Jeanie Terrell (Bldg 3), Mary Pasquel (Bldg 1), Jessica Kuehls (Bldg 2).
Bat Removal Approved: Bat removal has been approved for Unit 205 with a licensed pest company β work will be coordinated shortly.
π° Dues & Finances
Reserves are in good shape at this time, and a financial health report will be sent out soon. The Board is exploring ways to earn more interest on those funds with a CD. We have been using 3-month CDs for some time but have not made any changes yet β more to come once a decision is made.
π οΈ Maintenance & Projects
Landscaping: We're interviewing new grounds crews for flower beds and general upkeep, with an eye toward a much bigger curb-appeal push next season.
Building 1 Exterior Work: Power washing, tuck-pointing, and limestone repairs are underway on Building 1, with more building-wide power washing planned for spring β we're gathering bids now.
Courtyard Gate: A new gate is being explored for the courtyard entrance to cut down on non-resident foot traffic; Randy is pricing options.
WOW Internet: WOW Internet has expressed interest in bringing service to the community β Joe is gathering more details on what that would involve.
Violation Letters: New violation letters will be going out next week. By now, owners in violation have received multiple letters. If a unit is still in violation, owners will have 14 days to comply, or the HOA will hire contractors to complete the work β with those costs, plus applicable fines, added to the owner's HOA bill.
π What's Coming Up
The Board is beginning its search for a new property management company and will start interviewing candidates soon.
Bids for spring power washing are due before winter.
Bids for additional tuck-pointing and limestone repair on Building 1.
Next Meeting: Date and location TBD β we'll post details as soon as they're set.

August 2026 β’ A quick recap from your HOA Board
Hi neighbors,
Here's a quick summary of what the Board covered at our special meeting on August 5, 2026, and what it means for you. The full official minutes are available for review.
π Key Decisions
New Community Website Launched: We have officially launched our new community website! Visit mainstreetcrossingbrighton.com to stay informed. In the near future, we will also send out invites to our private Facebook community group to help everyone stay connected.
Board Leadership Transition: The Board voted on roles for our members. John Martin will remain President temporarily until a new property management company is selected, at which point Joe Peterson will step in as President (2-year term). Ash Collins is our new Treasurer (1-year term), Randy Tobbe is our new Secretary (2-year term), and Mary Pasqual continues as an active Board member.
Property Management Transition: Walden Property Management has resigned. While we have 6 months remaining on our current contract, we plan to transition to a new mid-sized property management company within the next 30 to 90 days. We are actively compiling candidates to interview.
Courtyard Contractor Fired: Due to missing critical project milestones and failing to build to specified scopes, the prior courtyard contractor was officially terminated as of July 22, 2026.
π° Dues & Finances
Property Maintenance Fine Waiver: Because some community maintenance fines were sent out over 30 days late, the Board has decided to waive fines for any residents who have already completed their required property upkeep and updates.
π οΈ Maintenance & Projects
Courtyard Completion Plan: Wayne from our engineering firm met with the Board to outline a clear path forward for the courtyard.
Sprinkler System: The sprinkler company will complete their work by August 12, 2026, including drilling the three sleeves that were missed by the previous contractor.
Concrete & Cleanup: Lean concrete will be added to reinforce the existing layout, and Morrison will begin final cleanup and landscaping starting the week of August 15, 2026.
Gutters, Brickwork & Trees: We are finalizing gutter quotes this week, preparing to select a brick mason to repair unit brick ledges, and Sharps (our landscaper) will replace courtyard trees in August.
Limestone Cap Repaired: The damaged divider wall cap has been successfully corrected by the contractor.
Underground Fiber Internet: WOW Internet's request to install underground fiber optic lines has been tabled until fall. This allows us to coordinate the drilling work with our upcoming parking lot resurfacing project.
π What's Coming Up
August 8, 2026: Clear the courtyard drain and remove fabric preventing drainage (John Martin & Randy Tobbe).
August 11, 2026: Finalize quotes for the brick masons and select a lean concrete contractor (Joe Peterson & Jeannie Terrell).
August 12, 2026: Deadline for sprinkler system completion and courtyard sleeve drilling (John Martin).
Week of August 15, 2026: Morrison begins landscaping cleanup of the courtyard (Board).
Next Board Meeting: To be determined β we will post the date, time, and location on the website as soon as it's scheduled.

We had some fantastic constructive feedback and ideas from residents at this meeting, which we are looking into:
Building Captains: We discussed designating a captain for each building to act as a neighborhood representative, helping keep neighbors informed and raising concerns for those unable to attend meetings.
Shared Pad Dividers: We are looking into adding divider screens or fences for units sharing concrete pads. Resident Jeannie Terrell is currently gathering bids to present to the Board.
Volunteer Maintenance Group: There is interest in forming a community volunteer group to help tackle minor upkeep and maintenance issues together.
Newsletter Archive: We have set up a private section on our website to archive all monthly newsletters: mainstreetcrossingbrighton.com/newsletter
Standard Operating Procedures: The Board is working on formalizing standard procedures for meetings, contractor selection, and property management to ensure better oversight and consistency.
Landscape Committee: A landscape committee was discussed. If you are interested in joining, please contact Jeanne Terrell or Susan Gardner.
